Likely Costs and Fees
  • Stamp duty - purchase tax generally payable where the purchase price of the property is more than £125,000. Current charge is 1% of the purchase price of the property. This increases to 3% if the price is over £250,000 and 4% if over £500,000.
  • Arrangement fee - this may be payable either in advance or on completion. All or part of it may be non-refundable if the mortgage is declined or withdrawn.
  • Valuation fee - for the valuation and/or survey of the property. The report is normally enclosed with the application. The type of valuation you choose will depend on factors such as the age and condition of the property and whether there is any history of subsidence in the area and could be either a basic mortgage valuation, a homebuyer's report or a full structural survey.
  • Legal costs and fees - The fees charged by a solicitor includes conveyancing (transfer of ownership of the land), costs of legal registrations and miscellaneous costs, for example Local Search fees and Land Registry fees. It is recommended you obtain an estimate of these costs early on in the process.
  • Buildings and contents insurance - All lenders require that you fully insure the property for the total cost of rebuilding it. It is also recommended that you take out contents cover. Your adviser can arrange this for you.
  • Adviser's fee - Our adviser will explain how he/she will be paid for arranging your mortgage. The exact details are shown on our Key Facts illustration.
  • Higher lending charge - May apply if the amount you wish to borrow is more than, typically, 75% of the value of the property.
  • Repayment charge - Some lenders may charge you for paying off your mortgage ahead of time. Check the terms in the offer from your lender.
  • Mortgage payment protection - We recommend you consider protecting your mortgage and associated payments in the event of you being unable to work. Our adviser can arrange this cover for you.
